Just Announced 1/25...Low Interest Rates Through 2014

Good News!

The Federal Reserve announced today that they will keep interest rates low until at least late 2014 in an effort to help jump-start the sluggish economy by making it less expensive to borrow money across all segments of the economy.
What this means for home buyers and current homeowners is that mortgage rates for a purchase loan or to refinance will remain remarkably low in the near-term, keeping affordability high. The 30-year fixed mortgage rate fell below four percent on Zillow Mortgage Marketplace in mid-October 2011 and has dropped as low as 3.67 percent in recent weeks.
Here’s a quick comparison of mortgage rates and affordability using today’s rates compared to 2008:
Today’s rates: For a home buyer shopping for a home today assuming 20 percent down and today’s interest rate of 3.7%, they would be able to afford a $215,000 home with a monthly mortgage payment of about $1,000 per month (including principal and interest).
2008 rates: If a home buyer shopped for a home in 2008 when mortgage rates averaged roughly 6 percent, the same home buyer would only be able to afford a $165,000 home for $1,000 per month (including principal and interest)
Difference: $50,000

Chinese Witch Hazel NY Botanical Garden

This picture was taken this morning, 1-16, at the NY Botanical Garden. What an amazing pop of color for your winter landscape! I would love to look out my window and see this tree in my back yard on a cold January day.

Dave's Garden has really great comments about Chinese Witch Hazel, scroll down on his site to view. In Ohio, we are in zone 5 (ish). Sounds like it may need a little extra protection during the harshest months of winter.

Real Estate Tip: In these non- blooming/growing months in the mid-west, it's really hard for buyers to envision what the yard will look like in the spring, summer and fall months. Give them something to look at that gives a promise of Spring! Evergreens, boxwoods, berry producing shrubs, holly and Chinese Witch Hazel are great examples of making your home stand out during these sometimes bleak times.

Liquor and Donuts on a Cold Winter Night-Yes!

Ingredients for:

Drunken Donuts Cocktail

2 ounces espresso vodka
1 ounce chocolate liqueur
1 ounce coffee liqueur

2 ounces chilled or room temperature coffee
Splash of hazelnut coffee creamer

GARNISH:

Donut hole

Directions

In a shaker with ice, add espresso vodka, chocolate and coffee liqueurs, coffee and creamer and shake until mixed and creamy. Pour into mugs. Slice a donut hole halfway through, and perch on the lip of the mug. Reward yourself by taking the day off work.

Colonial architecture includes a wide range of styles, including New England Colonial, German Colonial, Dutch Colonial, Spanish Colonial, French Colonial, and, of course, the ever-popular Colonial Cape Cod. The above picture brings so many images to mind: Tree lined streets, kids on bikes, big family dinners, renovation projects? I love this style, but I am a traditionalist through and through when it comes to architecture. My favorite aspect, large symmetrical rooms! I think the colonial style can fit into any corner of the country, think Spanish Colonial from 90210.

A drive thorough Old Orchard, Hampton Park, Westmoreland, Perrysburg, Maumee, The Old West End or Ottawa Hills offer charming examples with a local persceptive.

Occasionally, I will hear of a house for sale being "Very Pottery Barn" or "Pottery Barn Cute". I am sure you have seen it too if you have ever house hunted, or (stalked) a home online. I Googled "Pottery Barn and Real Estate" and this listing came up in Alexandria Virginia. Click Here! What do you think? Does the decor appeal to you?
Upon receiving the Jan 2012 Pottery Barn magazine, I tried to scrutinize the pages to understand why I, myself, was drawn to the interiors like so many others. Note: Outside of some picture frames and a quilt, I do not have anything else in my house that is Pottery Barn.
Here is my first rationals as to why Pottery Barn may help you sell your home:

1.) The decor has mass appeal, not too contemporary, not too traditional, TRANSITIONAL, as my designer friends call it.

Neutral sofa and walls with the pops of color on simple accessories: pillows, a tray, natural looking greens. If your sofa is 1988 pink and blue floral, get an inexpensive slipcover in a neutral shade. Buyers associate dated decor with a dated home when your home may not be dated at all! Perception is truly Reality in this case. Some inexpensive changes won't have buyers crossing your home off of their list!

Light Your Listing...but not with this

This is an unfortunate picture. Unfortunate because I OWN THIS LIGHT FIXTURE! I can't believe I am making this public, truly humiliating, but I am trying to prove a point. If I were putting my home up for sale, this would be the first of many light fixtures to go!

Lighting is an extremely prominent feature in a home. It can date (see above photo) or elevate a room to a new status instantly! I am often surprised by how many clients comment on fixtures as they tour a home. With gloom plaguing the skies, lighting your home is a especially important component of selling this time of year.

A few tips...

When replacing a fixture make sure to hire a licensed electrician
Make sure the finishes on your fixtures match or coordinate with your homes decor
Ask your realtor or home stager for suggestions
To save money, don't swap a ceiling fan for a ceiling fan. A flush mount fixture may work for less than half the cost!

WASHINGTON, Dec. 6, 2011 – The number of improving housing markets continued to expand for a fourth consecutive month in December, rising from 30 to 41 on the latest National Association of Home Builders/First American Improving Markets Index (IMI), released today. Grow it indoors

Very little effort, big impact, right up my alley! Paperwhites and Amaryllis are so easy to grow, usually blooming in 4-8 weeks. Little late if you don't have yours going yet for the holidays, but don't despair. The bulbs usually go on sale about this time at Home Depot, Lowes, Target, and various other stores. I plan on planting more paperwhites, I think they look really fresh and clean, to get me though so of the dark days of January, ooh, perfect at the office too!

Aerin Lauder's Home, East Hampton

So who wouldn't want to take a peek at the former home of Aerin's grandmother, Estee Lauder? According to Vogue.com, she has lived in the Wainscott home in East Hampton for over 12 years. The city holds her full time residence allowing the family to travel to East Hampton for the summers and holidays-Ahhh the life!

Loving this wall color in the dining room.

“The children can run anywhere in this house,” she says. “I love having them fill the rooms up with all of their friends.”

Okay, so I am certain she has a full time staff, but I appreciate her effort at normalcy.

On November 1st, Deborah Needleman's book The Perfectly Imperfect Home dropped. On November 2nd, with much delight and anticipation, I bought it. If you were lucky enough to read Domino Magazine, the publication which Deborah Needleman founded, you will no doubt embrace this book and use it as a guide to a making your house more of a home!

One of my favorite tips from The Perfectly Imperfect Home has to do with reflecting light: "If you want to throw some light into a dark room, place a mirror on the wall perpendicular to the window, not across from the window as is commonly done, and which actually bounces the light right back out the window!"

The Remains of my Back Yard

The fall clean up has officially begun, begrudgingly, for my yard. I really like flowers that give me a lot of bang for my buck, see lavender and geraniums above. The very sad looking tomato plant in back I grew from seed starting last March! Let's just say I will be purchasing tomato PLANTS next year.

Probably the last fall arrangement I will be able to get from my yard:( I am currently working on my plan for Spring which gives me a little solace.

Hanging Light Fixtures 101~by Michele Thrasher

The holidays are fast approaching and it’s time to think about sprucing up a bit before entertaining family and friends. A quick and easy décor change is lighting in the foyer and dining room. But how do you choose ~ there are so many styles and sizes!

Style: Determine the main metal element of your home. Whether it’s Brushed Nickel, Oil Rubbed Bronze, or Brass ~ stick with it for continuity unless you’re planning on making a change to all the door knobs, kitchen hardware, etc. Websites such as www.bellacor.com have well developed search engines where you can check the metal, price, style of your décor (modern, rustic, traditional), etc to simplify the selections.

Size: A simple formula will keep you from under or over-sizing the fixture and it works in all rooms. Add the length and the width of the room (ex. 10’ by 14’) and covert to inches (ex. 24”) ~ plus or minus 2 inches and you’ve got the correct size (ex. 22-26”).

If the resulting measurement (room length+width, converted to inches) seems inappropriate due to the size of your table, size your chandelier three quarters the width of your table (ex. A table that is 48” in width would yield a chandelier that is 36” in diameter ~ assuming you’re only hanging one fixture).

Hanging Heights: Chandeliers are typically hung 30-32” above the top of your table, although up to 36” is acceptable. Foyer fixtures should be 7’ from the floor unless you have a 2-story foyer with a window. In that case the fixture should be centered in the window. And, sconces should be 60” from the floor.

Tip: Always have a professional electrician install lighting. It may seem like an added expense, but why take a chance on the safety of your home and family.

Cape Cod Salad from Realtor Open

One of my most favorite styles of home architecture, The Cape Cod. It exudes charm, warmth and American style. Ina Garden pays homage to the Cape Cod with her Cape Cod Chopped Salad. I made this for my 5114 Keener in Monclova Realtor Open and had several requests to post the recipe. Bacon, apples, cranberries, cheese, walnuts...what's not to love!

Enjoy~

8 ounces thick-cut bacon, such as Niman Ranch

8 ounces baby arugula

1 large Granny Smith apple, peeled and diced

1/2 cup toasted walnut halves, coarsely chopped (see note)

1/2 cup dried cranberries

6 ounces blue cheese, such as Roquefort, crumbled

For the dressing:

3 tablespoons good apple cider vinegar
1 teaspoon grated orange zest
2 tablespoons freshly squeezed orange juice
2 1/2 teaspoons Dijon mustard
2 tablespoons pure maple syrup
Kosher salt
1/2 teaspoon freshly ground black pepper
2/3 cup good olive oil

Directions

Preheat the oven to 400 degrees F.

Place a baking rack on a sheet pan and lay the bacon slices on the rack. Roast the bacon for about 20 minutes, until nicely browned. Allow to cool.

In a large bowl, toss together the arugula, apple, walnuts, cranberries, and blue cheese.

For the dressing, whisk together the vinegar, orange zest, orange juice, mustard, maple syrup, 1 1/2 teaspoons salt, and the pepper in a bowl. Slowly whisk in the olive oil.
Chop the bacon in large pieces and add it to the salad. Toss the salad with just enough dressing to moisten. Sprinkle with 1/2 teaspoon salt and toss well. Serve immediately.

So, I have been a bit depressed lately about this gluten free thing I have going. Totally not a tragedy,
but I MISS MY GLUTEN! Just when I think I have the hang of my new diet, my family suggests we go to Zingerman's while in Ann Arbor. Seriously, kick me while I am down. Long story short, Zingerman's was so wonderfully accommodating, I don't remember receiving customer service like they gave me-ever! To make things even sweeter, they have a gluten free brownie, The Townie Brownie. Amazing!

Townie Brownie Gluten free, made with quinoa and amaranth, stuffed with chocolate chunks. With a texture that's more fudge-y than cake-y you can give it to a standard brownie fan and they may not even miss the wheat.
Note that while the ingredients of the brownie itself are wheat free, it is made at Zingerman's Bakehouse where we use wheat flour in other products: dark chocolate, chocolate chunks, eggs, sugar, butter, amaranth flour, quinoa flour, salt, vanilla.

GO TO Zingerman's IMMEDIATELY! NOT ONLY IS THE FOOD ADDICTIVE BUT SO IS THE STAFF!

Those of you that know me know that I am not a beige/ greige kind of girl. I can appreciate the beauty of a subtle palette in a home, but it just doesn't get me excited like color does! Being the daughter of a custom home builder, my territory was pretty neutral due to the fact that the homes that we lived in were almost always up for sale.

So the fabric...It's my inspiration for my family room/kids den. I will not be using Schumacher's Chiang Mai Dragon, but the color way is definitely something I will use as a starting point!

We are talk'in kitchens again today! At some point in time we all get the itch to remodel our kitchens. I actually think the number $21,695 for an average cost is low, really low, unless you have a 10x10 or galley kitchen. Jeff Lewis of Bravo's Flipping Out presents a great option for a "Kitchen Makeover" let's call it. I really love this idea especially for people who want to move in the next 5 years.

Hi All! So we just had family photos taken at The TBG by friend, co-worker and Photographer Kathy Jaworski, Photography by K. With my kids being 2.5 and 4.5, pictures of them are so precious to me, and to any parent when speaking of their off spring! The fact is, I don't like to take pictures! I do not have a knack for capturing The Moment. Thank the Lord Kathy does! I will actually end up with more photo's than I originally anticipated :) This leads me to my dilemma, how do I display my pictures? Peach Blueberry Crumble

OMG-so good! I made this last night for some family that came into town from St. Louis, rave reviews! Additionally, I made it with Gluten Free Flour and it turned out wonderfully!

My girl Ina does it again! Here is the recipe:

For the fruit:

2 pounds firm, ripe peaches (6 to 8 peaches)

2 teaspoons grated lemon zest

2 tablespoons freshly squeezed lemon juice

1/2 cup granulated sugar

1/4 cup all-purpose flour

1 cup fresh blueberries (1/2 pint)

For the crumble:

1 cup all-purpose flour

1/3 cup granulated sugar

1/4 cup light brown sugar, lightly packed

1/2 teaspoon kosher salt

1/4 teaspoon ground cinnamon

1/4 pound (1 stick) cold unsalted butter, diced

Preheat the oven to 350 degrees F.

Immerse the peaches in boiling water for 30 seconds to 1 minute, until their skins peel off easily. Place them immediately in cold water. Peel the peaches, slice them into thick wedges, and place them in a large bowl. Add the lemon zest, lemon juice, granulated sugar, and flour. Toss well. Gently mix in the blueberries. Allow the mixture to sit for 5 minutes. Spoon the mixture into ramekins or custard cups.

For the topping, combine the flour, granulated sugar, brown sugar, salt, cinnamon, and the butter in the bowl of an electric mixer fitted with a paddle attachment. Mix on low speed until the butter is the size of peas. Rub the mixture with your fingertips until it's in big crumbles, then sprinkle evenly over the fruit. Place the ramekins on a sheet pan lined with parchment paper and bake for 40 to 45 minutes, until the tops are browned and crisp and the juices are bubbly. Serve warm or at room temperature.
*If you want to make these early, store the unbaked crumbles in the refrigerator and bake before dinner

The house down the street from you: Shutters askew, the lawn hasn't been mowed, weeds are plentiful...

Your house: The lawn is manicured, windows cleaned, porch swept, flowers planted and a "For Sale" sign in the yard.

Do you think the house down the street is affecting your resale value? Absolutely! So, what's a homeowner to do, especially if the house down the street is abandoned.

Properties are often left to deteriorate while in foreclosure limbo; the owner is already gone but the bank can’t take possession until the foreclosure process is finalized.

According to research by the Center for Responsible Lending, foreclosures will affect 91.5 million nearby homes by 2012 and reduce property values of these homes by $20,300 per household.

“We were getting a lot of complaints from real estate professionals about these properties looking unkempt and asking what we can do about it,” says Bud Humbert with Century 21 Associates in Waldorf, Md., and also the chairman of the legislative committee for the Southern Maryland Association of REALTORS®. On behalf of his association, Humbert, also an REO specialist, approached Charles County officials to request that they update the county’s nuisance abatement law to include a "clean and lien " provision. The rule would allow the county to step in and clean up vacant properties and put a lien on them for the cost of the cleanup. Other cities and counties have enacted similar ordinances.

1.) Notify the homeowners’ association. Most HOAs will pay to have the grass mowed and take care of maintenance issues, and then tack the expense on to the HOA bill, which will have to be cleared by the bank before the property sells, Humbert says.

2.) Investigate local and state laws. Some states, such as California, will fine owners for not maintaining properties. New Jersey passed a law that puts banks in charge of maintaining the property from the beginning of the foreclosure process. Whom should you contact with your gripe? Start with your city’s building division; it’s often in charge of making sure a vacant property is boarded and secured. The bylaw department can check for building code violations, the fire department can inspect for fire hazards, and the police can help if there’s vandalism.

3.) Make property boundaries clear. "We are called on to handle this situation frequently, " says Margaret Innis, owner of home staging company Decorate To Sell in Andover, Mass. "On the outside, fences make good neighbors; so does landscaping with arborvitae shrubs—a fast fix worth the investment. Inside, use plantation blinds turned down so the light comes in but the view does not. "

I was at Whole Foods last night and found myself in the bakery section, shocker, and happend upon these little darlings. The package read "Natural Whole Wheat Cookies". Taste was the immediate concern. I took a chance because they were too cute to resist and so happy I did! They really taste homemade, buttery with just a hint of salt.

If you’ve been hearing the buzz that Wells Fargo is now offering FHA financing down to a 500 credit score, let me confirm that it’s true! For the right buyer, the 600 credit score has now been lifted with some additional parameters.
Down payment - for credit scores of 580-599, a 5% down payment is needed. For scores between 500 and 579, 10% is needed.
Debt to Income Ratio - FHA has always been flexible with the debt to income ratio. When going to a lower credit score, though, they’re requiring ratios similar to what a conventional loan would want (31%/36% required).
Limits on seller contributions - the seller contribution is limited to 3%.
No gift funds - the down payment has to be the buyers own money.
FHAs existing rules on judgments, collections, bankruptcies, etc. still apply. For many buyers, though, this lightening of the requirements is a HUGE win. If you have been previously turned down because there score was too low, give me a call! I’d be happy to guide you through the process!

Do fake flowers evoke images of plastic stems from the 70's? They did in my mind, however Natural Decorations Inc. is the anti-fake flower, faux fleur. I don't own anything from NDI, but the grey sky's and piles of snow is making me want take the plunge on one of these arrangements. Exquisite up close and worth the money once you get over the sticker shock.

Orchids 101...because I need to know.

I recently purchased my first Orchid and the inspiration was this photo Orchids from "The Well Appointed House" beautiful display Melissa!

My new orchid-sorry, lighting is terrible.

Below I added instructions from Martha Stewart on how to care for orchids. I would love to hear any success or not so successful stories with orchids. Wish me luck!

Additionally, this is a great way to add some color and sophistication to your home if it's for sale in the winter and spring months!

Orchids generally need to be watered every four to seven days depending on the orchid, the home environment, and the time of year. Take your orchid to your kitchen sink and run tepid water through the potting mix until the water flows freely through the drainage holes.

If your orchid is done flowering, cut the flower spike down to the base of the plant. From there, move the plant to bright, indirect light and repot if necessary using proper repotting medium, such as orchid bark; combine with charcoal and sphagnum moss to help with drainage.

There are two types of orchids: terrestrial and epiphytic. Terrestrials, like the paphioppedilum, commonly known as "lady's slipper," grow in the ground. Epiphytics, like the phalaenopsis, naturally grow balanced on a limb of a tree with its roots in air.

Both kinds of orchids need to be kept in bright, indirect sunlight, evenly moistened, and fertilized regularly in order to bloom at the right time. Orchids love humidity, so grow your plants over a tray of pebbles with water or keep them in the bathroom. The first step in making sure your orchid is in shape is to get rid of its dead or dying leaves. If it needs repotting, you should do so before it is in bloom. Terrestrial orchids are repotted like other plants -- just make sure to use the special terrestrial orchid growing mix; ephiphytes, however, require something different.

This is a Paula Deen Recipe from Foodnetwork.com that my mom had made a few months ago and I fell in Love! I tested it for the first time this weekend (I am not a baker) and it was HEAVEN! For any of you chocolate cake lover's out there, this is a must try recipe!

Cake:
1/2 cup (1 stick) butter, softened

1 cup sugar

4 eggs

1 cup all-purpose flour

1 teaspoon baking powder

1/8 teaspoon salt

1 teaspoon pure vanilla extract

1 (16-ounce) can chocolate syrup (recommended: Hershey's)

Frosting:
1/2 cup (1 stick) butter

1/2 cup semisweet chocolate chips

1 cup sugar

1/3 cup evaporated milk

1 teaspoon pure vanilla extract

1/2 cup chopped pecans or walnuts

Directions
Preheat oven to 350 degrees F. Grease and flour a 13 by 9 by 2-inch pan.

For the cake: Using an electric mixer, cream butter and sugar together until light and fluffy. Add eggs 1 at a time, beating well after each addition. Sift flour, baking powder, and salt together in another bowl. Add to creamed mixture, continuing to beat. Add vanilla and chocolate syrup to batter and mix well. Pour into prepared pan and bake for 25 to 30 minutes. Just before cake is done, prepare frosting.

For the frosting: Put butter, chocolate chips, sugar and evaporated milk in a saucepan over medium heat and bring to a boil. Stirring ingredients together, boil for 2 to 3 minutes. Remove from heat and stir in vanilla and nuts. Pour over warm cake.

Organizing for the New Year by Michele Thrasher

Every year we resolve to be Organized! Here are some tips of the trade to get you started:
Mantra: It didn’t get this way in an hour, so it will take a bit of time to conquer.
Time: Set aside a block of time that is equal to the task/area. If you have 15 minutes, the kitchen countertops might be a good place to use that time. If you have an entire Saturday, maybe the master bedroom closet or garage.

Tools of the Trade: 5 garbage bags or totes clearly labeled

1) TRASH

2) DONATE

3) KEEP in this space

4) MOVE to a more appropriate area

5) REPAIR ~ reserve this for items that you really will repair or sew that button on

6) for those who are having a difficult time purging ~ THINK ABOUT

Ready, Set, Purge/Edit/Organize!

• Empty the space you are organizing completely. Yes, that means unload the garage into the driveway or the closet onto the bed.

• Take a few more minutes to clean the area.

• Okay, now picking up each item SORT into one of the 5 or 6 totes. If you’re organizing your closet, save a step and re-hang the item immediately if it’s a definite KEEP.

• Be ruthless with yourself and give yourself to the count of 3 to make a decision.

The Next Steps

• Take the Trash to the can or recycling bin.

• Take the Donate tote to your car so it will leave the house.

• Keep items are neatly organized where they belong.

• Move items are put in the appropriate room/space.

• Repair items on front and center so they will be taken care of.

• And, the Think About tote is labeled and dated. If you don’t reach for the item in the next 6 months…it’s time to donate it.

Simple “Rules”

If it doesn’t fit ~ don’t keep it.

If you don’t like it ~ don’t keep it.

If you can’t remember why you even saved it ~ don’t keep it.

If it’s broken and you’ll NEVER fix it ~ don’t keep it.
Remember, getting Organized is a Project ~ Living Organized is a Process.

Small Homes Becoming More Desireable

The “small home” craze continues as buyers say they find less square footage more desirable. Nearly half of Americans say their ideal home size would range from 1,000-1,999 square feet, according to a recent survey by Relocation.com of nearly 1,500 home owners and buyers.

Just five years ago, the National Association of Home Builders reported the average home size to be 2,400 square feet — that’s 400 square feet larger than what buyers say they now want.

So what’s to happen to all the McMansions out there from just a few years ago when big homes were in their heyday?

Naturally, you would assume that the cost of homeownership has gotten buyers thinking smaller. But according to this survey, when asked whether cost was a main deciding factor in choosing a home, most respondents said it wasn’t very important. In fact, only 29 percent of survey respondents said that living costs was the most important reason when considering a move.

So why have buyers gotten so practical with their home buying decisions?

“As home owners rethink how much space they need, I think we’ll continue to see more innovative approaches to living well and sustainably within a smaller footprint,” said Sharon Asher, Relocation.com chairperson and founder, in a public statement about the survey results.

■Sububia reigns: The Relocation.com survey also found that 54 percent of Americans continue to find a home in the suburbs the most desirable. They want to live near the city but prefer the peace and quiet of the suburbs. Urban and rural neighborhoods were only preferred by 24 percent and 22 percent, respectively.
■Main priorities in selecting a home: Neighborhood safety was an important factor in choosing a home. Buyers judged neighborhood safety by the upkeep of homes and front lawns in the neighborhood, word of mouth reputation, and local crime reports and statistics. Besides neighborhood safety, respondents also ranked proximity to decent shopping and having a large backyard as important factors in selecting a home.
■Most sought-after features: Survey respondents said the most desirable features of a new residence are central air conditioning (87 percent); custom, walk-in closets (50 percent); and “top of the line” dishwasher and/or refrigerator (43 percent).
■Least sought-after features: The least desirable home features were custom window coverings, followed by an in-ground pool or spa.

Wow, do I dislike my current kitchen sink! It's shallow, narrow and a very dirty shade of a once, creamy yellow. I am in the very early stages ( the dream stage) of planning my kitchen make-over and I cannot wait to get rid of this disaster of a sink. My replacement- a FARMHOUSE SINK.

The difference between a farmhouse sink and a regular kitchen sink is that the farm basin has an apron front that shows when installed, whereas a regular kitchen sink is installed within the counter top and the outside of the bowl is hidden from sight. Another difference is that the bowl is usually much deeper-Love That!

Holiday Staging~Less is MORE

• Evergreen wreaths, pine cones, poinsettias and candles say winter rather than a specific holiday. This keeps your house as neutral as possible during the holiday season.

• Although the holidays have much religious significance; mangers, menorahs, etc are considered personal items that we would prefer not to be out during showings. You never know what might offend a potential buyer ~ even during the holidays.

• Be careful not to overwhelm architectural features such as a mantel with holiday décor. A simple evergreen garland with white lights will show off the fireplace and mantel very nicely. And, remember to put up the stockings at the last minute (Christmas Eve) and take them down before your next showing.

• Take a drive to enjoy the elaborate exterior holiday displays this year and leave yours for next year.

• Christmas trees are big. Visually speaking, you can think of them as another piece of furniture. When decorating a tree, try to use white lights with only one or two colors of decorations. Save the children's ornaments and other personal items for the new home.

• If at all possible, try to use a small, narrow tree or a table top tree so the room isn't overpowered by a huge tree.

• Be sure to keep wrapped gifts out of sight during showings and opens.

• Think about the quantity of gifts that will remain in your house after the holidays and where you’re going to keep them to maintain a clutter-free atmosphere.

• Be careful not to leave decorations up after the New Year.

Your Realtor tells you, every TV show about real estate tells you – Real Life Doesn’t Sell Your House. The way we live in our homes and the way we show to sell our houses are two entirely different experiences!

Steps to preparing your house for sale should include:

Making all necessary condition repairs that you are aware of.
De-cluttering every room; including closets, cabinetry, garage, basement.
Cleaning every room thoroughly; including wash windows and having carpeting cleaned.
De-personalizing every room; remove family photos, diplomas, etc.

These steps should be taken prior to having a Realtor visit so they can see your house in what you believe to be show ready condition/presentation. A savvy Realtor will then have a Professional Stager visit your home to give you advice on how to complete re-packaging or merchandising your home into a house for sale; a product ready for market.

Contrary to what is seen on TV, a Professional Stager will give you tips of the trade that are pertinent to your house, your potential buyer, your price point. It is individualized advice that comes from years of experience and education. It will not be a derogatory experience or one that necessarily will cost you thousands of dollars. Many times, a Stager will ask you to move furniture for better flow of the room(s). Although you live with the couch facing one way, for selling purposes it might be better another.

Yes, you might have to make some changes to the way you live (and living show ready is not easy), but if you truly want to Sell your House ~ it’s worth it!

According to Wikipedia, a Butler's Pantry is defined as:
A room where food, provisions or dishes are stored and served in an ancillary capacity to the kitchen. The derivation of the word is from the same source as the Old French term paneterie; that is from pain, the French form of the Latin pane for bread.

I have most often seen a Butler's pantry between a kitchen and dining area. I don't currently have one at home, but would love to carve out a space for extra dishes, serve ware, candles-I could go on...
