New construction captures historic cottage feel

Hi All!

Welcome to the last day of July!  I know August is going to fly with school shopping and committees ramping up...I am trying not to forget we have a good month of summer left and I am going to savor every moment of it!  Martha's Vineyard anyone?

I came across this gorgeous summer retreat in Edgartown on Martha's Vineyard in New England Home Magazine.  Interior designer Carol Vietor and architect Louise Brooks worked together to create the summer "cottage" for Carol and her husband's growing family.

                                                                Love the beamed ceilings!!!!

Enjoy!

Let's Make a Fort

amazon.com
I was at home with my kids yesterday and we took full advantage of being outside, It was one of those cool 85 degree days...Both of my children were relentlessly asking me, "Will you build us a fort?"  Inside, I am much more astute, blankets and cushions and that usually suffices, but outside?

Here are some ideas for my hard to manage SE corner of my backyard!

As you already know, there are much more elaborate options out there, not my thing.  I need quick, easy, and can be dis assembled if needed.  Besides, I can't have my kids fort nicer than my own home!
What's your favorite?  Would love to know!

Best~

Can't Pay Your Taxes? IRS Will Cut You a Break

Ick, it's tax time!  Here is some useful information via Zillow.com that may help ease some tense tax moments.

Struggling with your tax bill? There might be hope. The IRS is trying to make it a little easier for you.
The IRS announced earlier this month a major expansion of its “Fresh Start” initiative, which helps taxpayers by providing new penalty relief to the unemployed and making Installment Agreements, which allow you to pay off your taxes over time, available to more people

You can benefit from the program in two ways:

If You Can’t Pay Right Now

You might be able to request and get a six-month grace period on failure-to-pay penalties if you meet all of the following criteria:
  • You earned less than $100,000 last year, or less than $200,000 with your spouse if you’re married and filing jointly
  • The 2011 taxes you owe don’t exceed $50,000
  • You were unemployed at least 30 consecutive days during 2011 or in 2012 up to the April 17th; or you’re self-employed and experienced a 25% or greater reduction in business income in 2011 due to the economy

If you meet the criteria, fill out Form 1127A to seek 2011 penalty relief. But keep in mind that even during the grace period, the IRS will still charge you interest on unpaid back taxes (currently 3% annually), so it makes financial sense to pay as soon as possible. Learn about the options you have to pay.
Even with this new penalty relief, you should still file your return by April 17 or file for an extension. If you don’t, you will get charged a failure-to-file fee, which is around 5% a month, up to 25%.

If You Want to Set Up a Payment Plan

The Fresh Start provisions also mean that more taxpayers will have the ability to use installment agreements to catch up on back taxes. An installment agreement lets you slowly pay back what you owe in taxes over several months or a few years. In order to qualify, you must agree to monthly direct debit payments.

If You Owe Less Than $50,000

It used to be that you had to provide the IRS with a financial statement to sign up for an installment agreement for more than $25,000 owed in taxes. Now, you don’t have to provide them with a financial statement unless you owe as much as $50,000. You also now can take up to six years to pay off your taxes, instead of five years like before.

If You Owe More Than $50,000

You’ll still need to supply the IRS with a Collection Information Statement (Form 433-A or Form 433-F) in order to get an installment agreement. Alternatively, you could pay down your balance to $50,000 or less to avoid providing your financial statement.
You can set up an installment agreement with the IRS by going to the Online Payment Agreement and following the instructions.

Thrifty Hamptons re-do

Country Living did a great article in their June Issue on a couple who re-did the Hamptons beach house on the cheap.  It's interesting to see what she spent the big money on and what she bought a Ikea and TJ Maxx.

Design Crush~French Farmhouse Chic

Kathryn M. Ireland is one of the designers featured on the upcoming Million Dollar Decorators on Bravo and as of now, the one I am most anxious to watch!  Kathryn's look has been described as comfortable, bohemian, and family friendly with large doses of color and a lack of orthodoxy. Elle Decor dubbed it seat-of-the-pants chic!

Kathryn not only is a successful interior designer, she also boasts an amazing textile and furniture line.

Lilly Does Furniture

Okay, so I can't pull off the off the head to toe Lilly look, it's just not me, but it doesn't stop me from loving the bright, tropical prints that are LILLY PULITZER. I am such a BIG fan of the vintage Palm Beach style so you can imagine how excited I was to hear, maybe Oct., that Lilly Pulitzer was launching a furniture line with HFI Brands in the Spring.  Well, I just checked the site this morning and it's looking more like summer? Will good things come to those who wait?...Let's hope so!

Love the chest in the back left!

A tisket, a tasket...

Just got the new Pottery Barn catalog yesterday and loved the 2 page spread they had for baskets and storage (of course I couldn't  find it online).

I am due for a little basket re-fresh in my house: kids rooms, kitchen table, coffee table.  Here are a few of my online picks.
Oh, if your house is for sale, baskets are a great way to corral the clutter before showings.

Stay warm fellow Midwesterner's-Glad I got out last night:)

Orchids 101...because I need to know.

I  recently  purchased my first Orchid and the inspiration was this photo Orchids from "The Well Appointed House" beautiful display Melissa!

My new orchid-sorry, lighting is terrible.

Below I added instructions from Martha Stewart on how to care for orchids.  I would love to hear any success or not so successful stories with orchids.  Wish me luck!

Additionally, this is a great way to add some color and sophistication to your home if it's for sale in the winter and spring months!

Orchids generally need to be watered every four to seven days depending on the orchid, the home environment, and the time of year. Take your orchid to your kitchen sink and run tepid water through the potting mix until the water flows freely through the drainage holes.

If your orchid is done flowering, cut the flower spike down to the base of the plant. From there, move the plant to bright, indirect light and repot if necessary using proper repotting medium, such as orchid bark; combine with charcoal and sphagnum moss to help with drainage.

There are two types of orchids: terrestrial and epiphytic. Terrestrials, like the paphioppedilum, commonly known as "lady's slipper," grow in the ground. Epiphytics, like the phalaenopsis, naturally grow balanced on a limb of a tree with its roots in air.

Both kinds of orchids need to be kept in bright, indirect sunlight, evenly moistened, and fertilized regularly in order to bloom at the right time. Orchids love humidity, so grow your plants over a tray of pebbles with water or keep them in the bathroom. The first step in making sure your orchid is in shape is to get rid of its dead or dying leaves. If it needs repotting, you should do so before it is in bloom. Terrestrial orchids are repotted like other plants -- just make sure to use the special terrestrial orchid growing mix; ephiphytes, however, require something different.

The Reality of Selling Your Home

Real Life Doesn’t Sell Your House~Michelle Thrasher Staging by Mon Brio

Your Realtor tells you, every TV show about real estate tells you – Real Life Doesn’t Sell Your House. The way we live in our homes and the way we show to sell our houses are two entirely different experiences!

Steps to preparing your house for sale should include:
  • Making all necessary condition repairs that you are aware of.
  • De-cluttering every room; including closets, cabinetry, garage, basement.
  • Cleaning every room thoroughly; including wash windows and having carpeting cleaned.
  • De-personalizing every room; remove family photos, diplomas, etc.
These steps should be taken prior to having a Realtor visit so they can see your house in what you believe to be show ready condition/presentation. A savvy Realtor will then have a Professional Stager visit your home to give you advice on how to complete re-packaging or merchandising your home into a house for sale; a product ready for market.

Contrary to what is seen on TV, a Professional Stager will give you tips of the trade that are pertinent to your house, your potential buyer, your price point. It is individualized advice that comes from years of experience and education. It will not be a derogatory experience or one that necessarily will cost you thousands of dollars. Many times, a Stager will ask you to move furniture for better flow of the room(s). Although you live with the couch facing one way, for selling purposes it might be better another.

Yes, you might have to make some changes to the way you live (and living show ready is not easy), but if you truly want to Sell your House ~ it’s worth it!

Butler's Pantry

According to Wikipedia, a Butler's Pantry is defined as:
A room where food, provisions or dishes are stored and served in an ancillary capacity to the kitchen. The derivation of the word is from the same source as the Old French term paneterie; that is from pain, the French form of the Latin pane for bread.

SIP924370_05112005I have most often seen a Butler's pantry between a kitchen and dining area.  I don't currently have one at home, but would love to carve out a space for extra dishes, serve ware, candles-I could go on...
