500 Credit Score? Exciting News from Wells Fargo!

  • If you’ve been hearing the buzz that Wells Fargo is now offering FHA financing down to a 500 credit score, let me confirm that it’s true! For the right buyer, the 600 credit score has now been lifted with some additional parameters.
  • Down payment - for credit scores of 580-599, a 5% down payment is needed. For scores between 500 and 579, 10% is needed.
  • Debt to Income Ratio - FHA has always been flexible with the debt to income ratio. When going to a lower credit score, though, they’re requiring ratios similar to what a conventional loan would want (31%/36% required).
  • Limits on seller contributions - the seller contribution is limited to 3%.
  • No gift funds - the down payment has to be the buyers own money.
  • FHAs existing rules on judgments, collections, bankruptcies, etc. still apply. For many buyers, though, this lightening of the requirements is a HUGE win. If you have been previously turned down because there score was too low, give me a call!  I’d be happy to guide you through the process!

I was initially on the hunt for wallpaper for my foyer, yes, LOVE Wallpaper!  I was getting overwhelmed by choices and prices for the area I had to cover. I soon switched gears and headed over to Etsy to search for wall stencil options.  What I came upon is not your mothers country goose or Waverly leaf pattern stencil.  Fresh, clean, sophisticated and whimsical are now options for all of us!

House for sale? Make it happy!


If I were house hunting and came upon this front door, I would be giddy with excitement to get inside.  What would the expectation be?  Bright, loads of light and HAPPY!

Check out this post from Julia, author of Hooked on Houses to get a bit of valuable insight on making your house HAPPY.  In my years of Real Estate, I have never had someone ask "make sure the homes we see today are DEPRESSING".

Just Picked


Do fake flowers evoke images of plastic stems from the 70's?  They did in my mind, however Natural Decorations Inc. is the anti-fake flower, faux fleur.  I don't own anything from NDI, but the grey sky's and piles of snow is making me want take the plunge on one of these arrangements.  Exquisite up close and worth the money once you get over the sticker shock.

Lilly Does Furniture

Okay, so I can't pull off the off the head to toe Lilly look, it's just not me, but it doesn't stop me from loving the bright, tropical prints that are LILLY PULITZER. I am such a BIG fan of the vintage Palm Beach style so you can imagine how excited I was to hear, maybe Oct., that Lilly Pulitzer was launching a furniture line with HFI Brands in the Spring.  Well, I just checked the site this morning and it's looking more like summer? Will good things come to those who wait?...Let's hope so!

A tisket, a tasket...

Just got the new Pottery Barn catalog yesterday and loved the 2 page spread they had for baskets and storage (of course I couldn't  find it online).

I am due for a little basket re-fresh in my house: kids rooms, kitchen table, coffee table.  Here are a few of my online picks.
Oh, if your house is for sale, baskets are a great way to corral the clutter before showings.
